District 1 — central HCMC, walkable and dense
District 1 is the central business district — walkable, dense, and close to nightlife, coworking spaces, and the major embassies. Convenient for working professionals who don't need a car.
Quick facts
- HCMC's central business and embassy district
- Most walkable district in the city
- Studios from ~$500/month; 2BR from ~$1,200/month
- Closest to coworking, nightlife, and Tan Son Nhat airport via D3
Who lives here
Working professionals on short-to-medium-term contracts, single expats, and anyone whose office is downtown. Less family-oriented than Thao Dien — the trade-off is a 5-minute walk to most amenities instead of a 25-minute taxi.
Day-to-day
Ben Thanh Market, Saigon Centre, and Vincom Center handle shopping; Le Thanh Ton (Little Japan) and Bui Vien cover food and nightlife at opposite ends of the spectrum. Coworking spaces (Dreamplex, Toong, Hive) cluster around Ngo Duc Ke.
Trade-offs
Traffic and noise are the headline costs. Older buildings often lack proper amenity stacks (no gym, no pool); newer high-rises like The Marq and Vinhomes Golden River close that gap but at District 1 prices.
