Long-tenure expats who've moved past the tourist circuit, English teachers, and anyone working near the airport (Tan Son Nhat) or in northwest HCMC. Vietnamese families dominate; expat presence is scattered rather than clustered.
Trade-offs
Limited Western groceries and English-friendly services. If you're new to Vietnam, this is a harder first move than Thao Dien or Binh Thanh — but the rent gap is real and the airport is 10 minutes away.
